2,154 Units of Military Family Housing for the Army

A Closer Look //

Fort Belvoir Residential Communities, LLC (FBRC), a public private partnership with the U.S. Army, planned, operated, and constructed military family housing communities for Fort Belvoir in Fairfax County, VA. The initial development plan, which spans eight years, included the demolition and replacement of 1,192 new homes, the renovation of 170 historically significant homes, and major renovations of 694 homes on Fort Belvoir. The project also encompassed five new Neighborhood Centers, one of which became the first new construction project in the military to achieve LEED® Platinum status. The partnership will manage a total of 2,154 homes for the U.S. Army during the next fifty years.

These are world-class developers and property managers. They are also our partners at Fort Belvoir and the Presidio of Monterey. And, you know, when we select these partners, we don’t do it the old fashioned way where you get a request for proposal. We do a request for qualifications. We do a detailed analysis not only of their books, but we try to look in their hearts. And, we want to pick partners that care about soldiers and their families. And they’re into this thing for a 50-year contract. We’re not looking for somebody to come in, flip this thing, and turn it over to someone else. So, you’ve got really good partners and we’re really fortunate to have them on our team.
— Geoffrey Prosch, Acting Assistant Secretary of the Army for Installations and Environment
These homes are going to be built to a standard that the Army has never seen before…it’s exciting stuff, and it’s the best thing for our families here at Fort Belvoir.
— Col. T.W. Williams, Garrison Commander, Fort Belvoir, VA
Duty is about doing what is right, and behind me and to the right and left [Fort Belvoir Town Center] is what right looks like.
— Col. Brian W. Lauritzen, Garrison Commander, Fort Belvoir, VA
This is a big step up for all junior enlisted personnel...Everyone wants to live in a place like this. It meets all our needs.
— Spc. Awilda Rodriguez, Fort Belvoir Resident
This is the nicest military housing I’ve lived in. The way the houses are being constructed, it’s clear the Army wants to have a sense of community.
— Lisa McCann, Fort Belvoir Resident
This is the first place we’ve been since I was a private that we could unpack all of our belongings. We probably doubled our square footage for the same price.
— Sgt. Jim Kelley
We’re sitting in a Starbucks on a military base. Wrap your head around that, then think that above us is a three-bedroom townhouse. We’re now providing housing commensurate with the quality of their service.
— Don Dees, Chief of Plans and Policy Information, Fort Belvoir, VA

This is a 50-year partnership. I will tell you, we could not have found a better partner... We’re getting a world-class team, great folks and they’re already a part of our family here at Fort Belvoir.
— Col. T.W. Williams, Garrison Commander, Fort Belvoir, VA
This is an historic moment. This is a model for installations around the world - a gathering place for the community that draws Fort Belvoir closer together.
— Lt. Col. Bart Physioc, Installation Chaplain
Throughout your work, you have remained focused on putting our military families first and making sure Fort Belvoir offers them a community.
— Geoffrey Prosch, Acting Assistant Secretary of the Army for Installations and Environment
Whether it’s building homes for military families or creating opportunities for the children on post, I thank [CRC] for their help and commitment. Their generosity will go a long way to further provide these children with healthy, constructive recreational activities.
— Jerry Arrington, Director, Fort Belvoir CYSS Sports and Fitness Program
